Our team develop the largest unique real estate project in Tbilisi, which has no analogues in the Caucasus region. The project covers 331 hectares of land able to host 10,000 residents, includes exclusive land plots and premium apartments with spectacular views from a bird’s eye view, also 18-hole European Top100 golf course and fine dining restaurant with terrace. We will have also 5-star brand hotel with a big SPA, mixed use and recreational area.

POSITION PROFILE

Due to the growth of construction activity we are looking for experienced specialist to strengthen our team. We will be glad to meet with a proactive person who pays enough attention to details and good in numbers and data analysis.

Knowledge of construction processes, ability to read design documentation and accuracy are key factors to be successful in this position. If you think you posses such key skills feel free to apply and join our flagship project.

WHAT WILL YOU BE DOING?

• Manage all costs associated with civil and infrastructure projects of Tbilisi Hills
• Pre-construction planning. Define the project scope. Plan necessary resources, materials, machinery and equipment for implementation of projects
• Interpret construction drawings and specifications to estimate projects accurately
• Track changes to the design and/or construction work and adjust budget projections accordingly
• Cost estimation – quantifying the costs associated with all the resources required to execute the project
• Cost Control – identifying and reducing expenses. Measure and value implemented works
• Analysis and comparison of contractors offers and budgets versus market prices, presentation of outcome and suggestions
• Identify potential financial risks
• Prepare payment requests for the contractors and subcontractors for executed and approved works
• Calculate and arrange amounts due from Clients for performed works
• Make regular site visits to monitor progress of the works
• Do necessary data entries and keep control of budgets and Forms2 data in company ERP software
• Liaise with construction and procurement specialists involved in projects
• Collaborate with finance department on timely submission of required information and approvals
• Preparing reports, analyses, budgets, cost estimates, tender documents, bills of quantities, status reports and other documents. Prepare variations
• Documenting any changes in design and updating budgets

SKILLS AND EXPERIENCE REQUIRED

• Budgeting and financial management
• Academic education preferably in construction
• Knowledge of construction processes, methods and regulations
• Preferably min 3 years of professional experience on a similar position
• Knowledge of English language
• Advanced user of MS Excel is a must
• Knowledge of MS Office is a must
• Attention to detail and a methodical approach to work
• Numerical and data analysis skills
• Ability to read, follow up and review the design documentation
• Effective written and verbal communication skills
• Solid teamwork ability and sense of responsibility
